Property marketing

WCR Space

The brief

WCR Space has a diverse portfolio of commercial property, from flexible workspace and serviced offices to larger developments and sustainable buildings.

The challenge was simple: make each property easy to understand, easy to navigate and, ultimately, easy to market.

Different buildings have different audiences, propositions and stories to tell. Some need to communicate flexibility and convenience; others have strong architectural, environmental or location credentials. WCR needed marketing materials that could bring those differences to life while maintaining a consistent, professional presence across the portfolio.

Escape was asked to develop a practical suite of property marketing materials – from brochures and information packs to signage, maps, plans and digital content – helping potential occupiers quickly understand what’s available, why it matters and how to take the next step.

The challenge

– A diverse property portfolio.

– Multiple audiences.

– Large amounts of information to communicate.

Our job was to turn all of that into marketing that was clear, engaging and easy to use.

Our approach

We started by looking at the properties from the perspective of the person actually making the decision to enquire.

What do they need to know?

What will make a building stand out?

And how can we communicate the practical information without allowing it to overwhelm the proposition?

We developed a flexible visual and content approach that could work across different buildings and formats, while allowing each property to retain its own character.

That meant combining strong photography and clear hierarchy with maps, floor plans, key facts, features and concise messaging. Sustainability credentials could take centre stage where they were a genuine differentiator – such as Merlin House, an award-winning eco-office with an EPC A rating and BREEAM Excellent certification.

For flexible workspace, the emphasis could shift towards convenience, flexibility and the experience of working there. WCR’s wider offer includes flexible commitments, all-inclusive billing, rapid occupation, broadband and support, so the marketing needed to make those benefits immediately apparent.

From property to proposition

We weren’t simply presenting buildings.

We were helping WCR sell the opportunity within them.
